I had a 2nd re-inspection today on a house I reinspected last week. I’ll say here that I’m not a big fan of re-inspections for several reasons from a business stand point. 1. The work performed is often less than acceptable with items omitted altogether. 2.Usually they are set up a day or two before the expected closing leaving little recovery time to complete omissions and correct improper repairs.3. Must be performed between the two inspections of the day resulting in scheduling issues. Not uncommon for a re-inspect to make me 30 mins or more late to a full inspection. 4. Scheduled with short lead time so that even if I wanted do one full inspection in a day and a bunch of re-inspects I could not do it as I’m typically booked out at least 7 days……Most of this is just a product if the current timing on real estate transactions and can’t be adjusted. From the clients stand point a re-inspection is important as this post speaks to why we do them. The first time around on reinspect about 75% of the items were omitted or improperly performed. Of particular issue was roof repairs. Here I will note it is not a requirement for a HI to specify repairs to any defect in a report produced. Its supposed to work that the HI identifies the presence of the defect and then the licensed, experienced, and knowledgeable contractor performs a standard and permanent repair of workman like quality. As a service to my clients, if I know what the best and permanent repair looks like…..I’ll put it in the report. On this one we had several damaged shingles one of which was actively leaking and had caused damaged to the garage ceiling. Replacement of the shingles in question was specified…..tar sealant was the method of repair by the licensed, experienced, and knowledgeable contractor. A temporary repair on a 7 year old roof. At the 2nd re-inspect…..no replaced shingles….and more tar. Also disappointing was that this was a contractor I had recommended to clients years ago and for no particular reason had lost touch ..Seeing Knowing Caring
Just wanted to update this post……I went back for an unprecedented 3rd reinspection a few days ago. Half of the shingles agreed on for replacement were still not addressed and one side of the a/c condenser agreed on for cleaning was still dirtier than Richard Pryor’s mouth during a comedy gig…..Not all bad news on reinspections though….Did a reinspection this afternoon where 90% was complete and the young electrician that did the work stopped in to make sure all was good and got to work on the last 10%……..Wohoo!….Inspector Bill Carlson ….Seeing Knowing Caring.
