DETAILED HOME INSPECTION FOR MOLD & MILDEW IN NASHVILLE

As a service to my clients, if I observe evidence of visible fungal growth present in a home as part of a
home inspection I will report it and recommend the involvement of a specialist.


It is clear though that home inspectors are not responsible for reporting on fungus.


The following statement is required to be in every TN home inspection report as specified by the State:

"Reporting on lead based paint, asbestos, radon (unless contracted to do so), cockroaches, rodents,
pesticides, treated lumber, fungus, mercury, carbon monoxide or other similar environmental hazards is outside the scope of this inspection."



Home inspectors are not responsible for reporting on the fungus/mold/mildew that may or may not be
found in a home. There are people who’s entire career revolve around the identification and
remediation of mold. They collect air, tape, and bulk samples and send these samples off to laboratories for proper identification.


After the identification process is complete they can suggest a course of action for remediation to clean it up and make sure it doesn’t come back.


If the homeowner/buyer has a reason to suspect the presence of mold, we recommend a licensed
contractor to do the job right certified by the Indoor Air Quality Association (IAQA).
